Met her on Facebook Marketplace. She seemed fine. Moved in March, disappeared in June, took the $1,200 deposit check I'd given her to forward to the landlord. Turns out she never paid it. Found this out when I got an eviction notice.

Dodged a bullet, toured this place and found 3 red flags in 10 minutes

Toured a 1BR in South End last week. Lights flickered when we turned on the AC, there was a patch of ceiling that looked suspiciously textured in a corner, and the landlord got weirdly defensive when I asked about the previous tenant's move-out. Noped out of there.

My move-out experience with Hawthorne was bad. They charged $425 for "carpet cleaning beyond normal use" on a carpet that was 3 years old when I moved in and 4 years old when I left. I disputed and they reduced it to $275 but would not go lower.

Local Charlotte management and it's noticeably different from the national REITs. The renewal conversation felt like a conversation. Premium priced but the premium is real.

Hawthorne manages this property adequately. The maintenance team is responsive, the building is kept clean, and fees are disclosed upfront. My renewal was 9% which is in line with Charlotte's corporate management pattern.

Northwood Ravin is local Charlotte and it shows. The property manager knows residents by name, maintenance response is same-day for anything urgent, and I got my full $1,600 deposit returned within 3 weeks with an itemized breakdown showing $0 deductions.
